What is Idealista?
Idealista is an online marketplace for property for sale and rent in Spain, Portugal and Italy. In Mallorca it is often the first place international buyers use to understand asking prices and see what is publicly advertised.
The portal is useful for discovery, but it is not the whole market. The same home may appear through several agencies, descriptions can differ, and some properties are marketed privately or only through local networks.
How property searches work
Users choose a location, property type, price range and other filters, then contact the advertiser through the listing. The advertiser may be an estate agency, developer or owner. Idealista provides the marketplace and search tools; the listing party handles the property information, availability and enquiry.
What buyers should verify
- Whether the property is still available.
- Whether several adverts describe the same home.
- Which agency holds the instruction and who will represent each party.
- Whether the location pin, floor area and legal description are accurate.
- Whether photographs and renovation claims match the property today.
Idealista and the Mallorca market
Mallorca is fragmented across many agencies, languages and micro-locations. Search results can be helpful for orientation but difficult to compare. A local specialist can clarify which listings are duplicates, identify relevant off-market opportunities and explain how asking prices relate to a particular area.
Common mistake
Do not treat an advertised asking price as evidence of market value or assume that a listing has passed legal due diligence. Before committing, use independent legal and technical professionals.
