NIE, banking and mortgages for Mallorca property buyers
The practical financial preparation international buyers can begin before making an offer on a Mallorca home.
Begin early. An NIE, documented source of funds, a workable euro-payment route and—if needed—a mortgage decision in principle can prevent avoidable delays once the right property appears.
What is an NIE?
The Número de Identidad de Extranjero is an identification number used in Spanish administrative, tax and property processes involving foreign nationals. It is not, by itself, a residence permit or proof of tax residence. Application route, appointment availability and required documents can change, so use current official instructions or an authorised representative.
When should a Mallorca buyer start?
Ideally before making a time-sensitive offer. The transaction, tax payments and related contracts may require the number. Early preparation also gives your lawyer time to check names, identification and any power of attorney.
Do you need a Spanish bank account?
Requirements vary by transaction, lender and service providers. Even where it is technically possible to complete without one, a Spanish account may simplify tax payments, direct debits and ongoing utilities. Compare fees, online access, non-resident documentation and how large transfers are handled.

Affordability
Ask the lender how it assesses income, debts, currency and residency, and what loan-to-value it will consider.
Valuation
The bank’s valuation serves lending needs. It is not a replacement for your independent building survey or legal checks.
Timing
Do not agree a completion timetable that assumes finance will be automatic. Understand approval conditions first.
Total cost
Compare rate, term, fees, insurance and early-repayment conditions—not only the headline monthly payment.

Prepare your source-of-funds file
Banks, lawyers and notaries may request evidence explaining the origin and route of purchase funds. Prepare identification, address evidence, bank statements and relevant sale, income, dividend, inheritance or investment documents. Keep names consistent and discuss transfers before completion day.
Currency risk for non-euro buyers
A price agreed in euros can change in home-currency terms before completion. Decide who executes the exchange, when the rate is fixed and how funds reach the completion account. Treat currency planning as part of the purchase budget.
Finance questions before an offer
- Is the offer dependent on finance, and is that written clearly?
- Which documents remain outstanding?
- What deposit could be at risk if lending fails?
- Has the lender considered the property type and legal status?
- What are the payment and completion deadlines?
